Why grout gets so dirty

Tile itself is tough and easy to wipe. Grout is a different story. It’s porous, like a hard sponge, so every time you mop, dirty water and soap settle into the grout lines. Over the years that builds up into the dark, dingy lines you can’t scrub out on your hands and knees.

Regular mopping can actually make it worse, because it spreads a thin layer of dirt into the grout each time. That’s why grout that was light gray or white at install often looks dark brown a few years later.

Our tile and grout cleaning process

Inspect and quote. We look at your tile type, the grout condition, and any problem spots, then confirm your price before starting.
Apply cleaner to the grout. We apply an alkaline cleaner that loosens embedded dirt and grease and is safe on natural stone.
Agitate the grout lines.
High-pressure rinse and extraction. Our truck-mounted system rinses the tile and grout with hot water and pulls the dirty water straight back out, so it doesn’t just get pushed around the floor.
Optional sealing. Once clean, we can seal your grout so it resists stains and stays cleaner, longer.

Tile and grout cleaning starts at 60¢ per square foot. Grout sealing starts at 50¢ per square foot. Every job has a $150 minimum, and you can combine services to reach it.

Tile type (ceramic, porcelain, or natural stone)
Whether you add sealing

How to prepare

Clear small items, rugs, and mats off the tile.
Move anything fragile from low shelves and floors.
Let us know about any cracked tiles or loose grout before we start.
Keep kids and pets off the floor until it’s dry, and follow our instructions for sealed grout.
